Spray Foam Insulation Removal
Spray foam can trap moisture against your roof timbers, preventing the roof from breathing. Over time this can lead to condensation, rot, or structural weakening. Because of this, many lenders now refuse mortgages or insurance on properties with spray foam.
Yes. Once the spray foam is professionally removed and your roof has been reinstated with breathable insulation (such as TLX Gold), most lenders will approve mortgages again. We provide all the documentation surveyors and banks require.
When done correctly, yes. Our specialists use controlled manual and mechanical methods to protect your rafters and tiles. We never scrape or cut through structural woodwork.
A typical three-bedroom home takes around 3–5 working days, including re-tiling and insulation reinstatement.

Yes. Unlike spray foam, TLX Gold allows your roof to breathe and doesn’t trap moisture. It’s also approved by the BBA and recognised by most mortgage lenders.
